Confirm you're eligible for a Florida real estate license
You must be at least 18 years old and hold a high school diploma or GED to apply for a Florida real estate license. A criminal background check is required — most non-violent offenses are reviewed case-by-case.
Complete 63 hours of pre-licensing education
Note: One 63-hour FREC-approved Sales Associate Pre-Licensure Course (FREC I), classroom or online, ending in a mandatory course exam (completion valid 2 years)
- Confirm basics: at least 18, high school diploma or equivalent, U.S. Social Security number
- Complete the 63-hour FREC I course at a DBPR-approved school
- Pass the end-of-course exam (70% minimum); certificate valid 2 years
Pass the Florida real estate exam
Florida uses Pearson VUE to administer the licensing exam. You'll need a passing score of 75% (75 of 100). The exam fee is $36.75. Expect roughly 100 national questions and 40–50 state-specific questions. Format: 100 multiple-choice questions, 3.5 hours: ~45 principles/practices, ~45 FL & federal law, ~10 real estate math; test center or online proctored.
Apply for your Florida license
- Get electronic fingerprints via an FDLE-approved Livescan vendor (ORI FL920010Z, typically $50–$80)
- Submit the DBPR RE 1 application online at myfloridalicense.com with the $83.75 fee
- After DBPR approval (commonly 2–4 weeks), schedule with Pearson VUE ($36.75)
- Pass with 75/100 — license issues INACTIVE
- Activate by affiliating with a sponsoring broker via the DBPR portal (broker not required before the exam)
