The Idaho Real Estate Commission (IREC) is responsible for governing real estate exams, licensing, and continuing education. This Commision is a self governing agency and is responsible for administration and enforcement of the Idaho Real Estate License Laws within the state.

At the time of applying for a real estate license, a person must be at least 18 years of age and be a high school graduate or equivalent. There are several criminal offenses and license revocations that would prevent an application from being approved.

The Salesperson specific requirements for pre-licensing education are 90 hours of sales courses within two modules. The specific prelicensing education courses are listed on the IREC’s website.

Pearson VUE is contracted by the Commission to administer the Idaho real estate licensing exams. The exam fee is $80 and can be taken at test centers located in Boise, Pocatello, or Coer d-Alene.

The Idaho Code requires applicants for both salesperson and broker license to be fingerprinted to determine qualifications to receive a license. These prints will go through state and national screening and the FBI will return a report to the Commission for review. These prints are done at a Pearson Vue test center with a digital (LiveScan). They can be done at the same center for examination. More information on the fees and process are provided by the Commission.

Errors and Omissions Insurance must be obtained and submitted for all new applicants and renewals for all active real estate licenses to cover all licensed activities.

When it comes to the first license renewal, there are 12 hours of specific post license courses required to be completed as well as 2 different Idaho core courses. This includes an 8-hour fundamentals course and one 4-hour post licensure module of a person’s choice. All other years of renewals can include 12 elective hours plus two different Idaho core courses.

In order to obtain a broker license, a licensee has to provide proof of at least two years of active real estate experience within the previous five years. There are 90 hours of approved broker education, active experience, and passing the Idaho broker exam that are all required in order to get a Broker License in the state.

The continuing education requirements for Idaho Real Estate brokers include completion of sixteen elective hours and one core hour every two years.

Idaho Real Estate License Requirements Continued

Becoming a licensed real estate agent in Idaho means working with integrity, morals, and good work ethic. All realtors are required to meet a number of expectations prior to receiving a license, and there are not exceptions made for anyone. If you don’t meet the requirements the Idaho Real Estate Commission sets in place for all real estate agents, you cannot obtain a license even if you take the classes and pass the state exam. You must be 18-years-old or older, you must submit your fingerprints, you must pass a background check issued by the state, and you must be a US resident able to work in the states.

Education

All real estate agents in Idaho must complete 90-hours of pre-license education. It includes two modules that can be completed in person or online. The courses must be offered by an IREC-approved facility, and they must be passed successfully before you are eligible to take the license examination through the state. The fees for these courses vary based on location and how many materials you feel you need to pass.

State Examination

To apply for a real estate license, you must take a state exam. The exam is available at any Idaho Pearson VUE testing center. The fee is $85 each time you take the test. You have to pass with a 70 percent or higher. You must have your fingerprints taken before you take this test, which is an additional fee that varies based on where you have them done.

Application Process

The final step in receiving a real estate license in Idaho is the application process. This is only done once you pass your state examination. You’ll need your photo identification copied, a copy of your successful pre-license course completion, and a copy of your certified state exam test score. You’ll also need a copy of your high school diploma or GED, and you need to submit proof of your Idaho residence. It costs $160 to submit your application. Don’t mail it in without the signature of a notary, and be prepared to wait as many as 12 weeks to see your application approved. It often takes this long before your fingerprints are cleared.
